It's important to understand project timeframes first and then integrate the works into the calendar year.

CONDITION OF THE PREMISES
> Are the premises ready to be occupied or is a de-fit needed?
> Are there sufficient services such as waste points for the basins in the consulting rooms, kitchenette, lab, etc?
> Does the site have mechanical heating and cooling or does this need to be designed and installed?
SIZE AND COMPLEXITY
> Is the site part of a stand-alone strip or in a shopping centre with limitations on noise levels and site access?
> How much shopfront does the site have? Shopfronts can have major cost implications to the fit out budget.
> Is it a corner site? Corner sites with lots of glass generally do not allow for as much wall space for frame display.
> Is the site wide enough to fit consult rooms with doors that meet the disability access regulations?
APPROVAL PROCESSES
> Approvals are likely to include obtaining consent from the landlord and a building permit from a private building surveyor.
> Are you changing the use of the building or external look including signage? If so, a planning or development application will be required.
> Is it in a shopping centre? If so does it need to meet strict design guidelines for both design and material selection?
LEAD TIMES
> Are you in a remote location, meaning that trades may need additional procurement time or detailed job scheduling to complete the fit out?
> Are the selected materials within the design concept stocked items? A lot of wallpapers or special laminates may not be and therefore need to be ordered in advance to suit the project timelines.
> Approval processes between various parties can be lengthy and incur unavoidable project delays.
FIT OUT TASKS TO CONSIDER
Site audit and your requirements
1 week
The initial site survey will include an assessment of existing building features. Two Design will assist with the site measure and to help you see the potential of your site to suit your practice layout and functional needs.
Your fit out brief should incorporate a list of what is to be included in your design and fit out.
You may want to prioritise your list to suit your budget.
Two Design can help guide you through design ideas and discuss if the desired look and feel is achievable.
Consider other ways your practice could operate for more efficiency in a new design / layout. It may be worth being open to new ideas, as staff efficiency and customer experience can lead to increased turnover.
Layout design and design concept
4-6 weeks
How many of your team are going to be part of the design process? How often can you all meet to discuss?
Is there a shopping centre approval process during this stage? These can take up to two weeks to get approval.
Detailed design documentation
4-6 weeks
This step is where the full drawings of your chosen plan are produced including all elevations,lighting design, plumbing, finishes specification etc.
Consider the functional requirements of components such as reception, lab and consulting rooms to allow a smooth process when resolving details.
Establish if a mechanical design needs to be incorporated and added to this stage for your heating and cooling.
Tender Process
2-3 weeks
Are you in a remote area meaning shop fitters may have less networks for trades to price on your job?
Is it a busy time of year for shopfitters when prices are needed? The October to December period can take up to two weeks longer just to get three prices in for a project to be built the next year.
Construction period
4-12 weeks
Is site access easy or is it in a shopping centre with strict delivery and noise rules?
Does the site need prep works like floor level or grind before the shop fit can start?
Has the shop-fitter ordered all the non-stocked items right away?
